We present a new project for investment "Butas Vilniaus senamiestyje", the financing of which will be used for working capital and refinancing of other loans. The amount to be refinanced is EUR 190 000, the remaining amount (EUR 140 000) will be allocated to the company's working capital. The amount to be raised is EUR 330 000.
To ensure the interests of investors, real estate is pledged in Vilnius Old Town, Traku str. 11A-21. Investors are pledged an apartment of 134,94 square meters in a picturesque and historical place of Vilnius - in the Old Town, just 4 minutes to Vokieciu Street. The apartment has 5 rooms, over two floors, fully equipped, furnished and all necessary appliances. The windows of the apartment overlook Traku Street. There is a private courtyard with a spacious parking lot. According to the data of the Register Center, the completion of the mortgaged property is 100%.
The project owner is currently developing other real estate projects together with our platform - "Rieses dvibutis", "Parko namai", "Dvibutis Pavilnyje", "Misko namai" and "Namas Antakalnyje". The working capital of the project will be used to accelerate and complete the construction work in the projects "Parko Namai", "Misko namai", "Rieses Dvibutis", "Dvibutis Pavilnyje" and "Namas Antakalnyje". The project owner has the status of a reliable developer and has successfully implemented various warehouse, industrial premises and residential construction projects.
According to the independent real estate appraiser "Newsec Valuations", the value of the property pledged to investors is EUR 476 000. Loan to value ratio - (LTV) 70%.
