We present a new financing project "Uzupio butai" in Vilnius, the funds of which will be used for the acquisition of real estate. The amount to be collected is EUR 300 000.
The project owner buys an apartment in a newly built house with a parking space and a storage room, in Vilnius, Užupis district, Kriviu st. The project owner has already concluded a preliminary purchase agreement and paid an advance amounting to EUR 70 000. An apartment will be purchased as collateral for the investors of this project. In addition, the developer pledges another apartment, located on Subaciaus Street, in an infrastructurally convenient and quiet place. This 92.26 square meters area apartment is for sale, estimated sales revenue - EUR 320 000. The apartment for sale is fully equipped with all appliances and furniture. This apartment, located at Subaciaus st. 17-21, Vilnius, sales proceeds will be used to cover this loan.
Both apartments pledged to investors are located in a great and historically significant place in Vilnius, the Old Town and Uzupis district, where real estate prices are extremely high and demand is high. Kriviu street apartment is surrounded by greenery, nearby is the new Paupis district, Belmont Park. Subaciaus Street is located in a picturesque place of Vilnius - Vilnius Philharmonic, Vokieciu Street, Vilnius Town Hall, Gate of Dawn, Vilnius Railway Station are located nearby.
Liquid assets are mortgaged to protect the interests of investors:
- 92.26 square meters apartment in Vilnius Old Town, Subacaus st. 17-21, valued at EUR 339 400;
- 110.55 square meter apartment in Uzupis, Kriviu st. 51-7, valued at EUR 309 600.
According to an independent real estate appraiser, the total value of the mortgaged property is EUR 649 000. Loan to mortgage value ratio (LTV) 47%.

- From EUR 500 to EUR 4 999 - 8.5%
- From EUR 5 000 to EUR 24 999 - 9%

We plan to raise the amount within 7 days, with the option of extending it to 21 days if we do not raise funds.

An apartment in Vilnius, Subaciaus st. 17-21 and Kriviu st. 51-7, is pledged to ensure the interests of investors.
For all investors, the property is pledged with a primary mortgage.
