Update from the originator:
As the originator had also written in the previous communication, the project developer has submitted a request to extend the term of the loan to a total of 18 months. The reason for this is a conflict with the tenant and as a result, the project developer is forced to sell the house on which the mortgage rests. The sale is invested in real estate agency Johan Telen in Neeroeteren.
The result of the voting is positive, which means that the originator will extend the loan to a total of 18 months. The new repayment date for this loan will now be January 27, 2023. Naturally, the conditions of the loan will not change.

This bridging loan is to complete the purchase of a villa in Zutendaal Belgium, more precisely it is located at Kinenhofstraat 2. The detached villa has 1,196 m2 of land and is located in a residential area. The house was built in 1991 and was completely renovated in 2016. As such it is now in perfect condition and ready to move into. Zutendaal is known as one of the greenest municipalities in Flanders, because of its location in the middle of nature, as it is located in the Hoge Kempen Park. The town is a mere 11 kilometers away from Maastricht and as such extremely popular with the Dutch. The buyer already has a tenant lined up who will pay € 1,250 rent per month, excluding costs.
DESCRIPTION | AMOUNT |

Purchase property | €560,000.00 |
Transfer/Notary fees | €10,000.00 |
The loan will be paid out to the notary to purchase the property and establish the first mortgage rights.
Why did the buyer choose Max Crowdfund, which has a higher interest rate than a bank?
In his own words: "That's pretty straight forward: Firstly, I am not a big fan of banks, as they are institutions where you can borrow money if you can prove that you don't need it! Secondly, I only need a bridging loan for a period of up to 9 months and a bank is only interested in it if they can match someone for a much longer term."
How will the loan be repaid after the 9 months?
The purchaser still owns an apartment on the Regenboogkade in Rotterdam and this will be vacant and rent-free from November 1. At that stage, he will sell the apartment. The asking price (depending on the market) will be around € 360,000 at that time, but potentially slightly more as currently, the apartments in this particular complex sell for between € 375,000 and € 395,000, which can be seen from this similar flat that is for sale on Funda (https://www.funda.nl/koop/rotterdam/appartement-41198634-regenboogkade-47/).
Message from fundraiser
My name is Paulie Berkhof, I am 59 years old, was born in the Netherlands, but have now been living in Belgium for the last 10 years. At the age of 14, I started working in my father's company and have always been an independent employee in the car industry.
Since 2008 I have been investing in some real estate in the Netherlands and I recently sold two of my four properties there. The two remaining properties in the Netherlands are a residential apartment in Rotterdam (Regenboogkade 63, 3077CX), which is currently rented out for € 1,450 excluding costs per month and a commercial property in Raamsdonksveer (Ottergeerde 32, 4941VM), which is rented out for € 2,500. excluding costs per month.
A tire shop is located in the business premises in Raamsdonksveer (A.P. Tire Service) of which I am also 50% owner. My partner Antoine Siemons is the A and I of course am the P.
