It is carried out by Sköpuneim International, a company newly created by Mr. Benoit who has already carried out a property operation in his own name.
It concerns the purchase of a group of buildings, which he will divide into 5 units:
* 2 garages, one of which can be transformed into a house
* 2 apartments
* 1 house with a duplex and a garage
The operator will only carry out finishing work and will create a co-ownership, the balance sheet of the operation allows for a significant margin of 17%.
At this stage, the house and one of the apartments are under sale compromise.

The pre-marketed lots are under compromise integrating a suspensive condition of obtaining a loan.
*It is possible to transform this garage into a house. An extension, an elevation and a change of use are possible according to the PLU (local urban plan) because it is a residential zone.
** This garage will be sold to the seller after the whole property has been cut up but no compromise has been established yet.
Please note that the proposed sale prices are based on an estimate by Clair'Immo dated February 2021 and by IAD dated March 2021. The operator has retained the minimum price estimated at the time of these valuations as the selling price.
The apartments resold as part of the operation have prices/sqm higher than the prices observed in the sector. The one-bedroom apartment is within the price range, but it is the one-bedroom apartment which, at nearly €6,000 per square meter, is well above the prevailing prices. This is explained by the presence of a terrace of more than 15 m², which is rare in this location.
The house resold within the framework of the operation is in the average price/sqm of the sector.
Aix-les-Bains is a spa town located on the shores of Lake Bourget in Savoie. It is a dynamic city with its music festival Musilac, its historical and natural heritage and its exploited mineral water. The city is also home to some big industries such as General Electric or Léon Grosse.
The operation is located off the D991, about 20 minutes from downtown on foot and 5 minutes by car.
To date, 40% of the lots are under-promise, i.e. 73% of the turnover.
The operation is carried out by SAS Sköpuneim International, with a capital of 1,000 euros, registered in the Romans trade and companies register under number 877 699 140, on 01/10/2019.
In order to comply with the regulatory provisions concerning bond issues, SAS Sköpuneim International, owned by Mr. Benoit, will carry out an asset/liability verification.
The bond will be issued by SAS Sköpuneim International at an annual rate of 10% per year, for a term of 18 months. The bond will be amortized and repaid as the operator sells, with interest paid annually but guaranteed for a minimum period of 6 months.
In order to provide additional security, the repayment of the bond is secured by:
* 1st ranking mortgage in favor of Raizers representing the bondholders' mass
* Personal guarantee of Mr. Benoit

Presentation of the operator
After having evolved within the 27th Battalion of Alpine Hunters of the Army for 4 years, Mr. Benoit created Sköpuneim International in 2019 to engage in real estate. He carried out an operation to buy a house that he cut into 5 apartments in Romans-sur-Isère.
Sköpuneim International was founded in 2019 but has not yet completed any operations.
