The GROINVERSIA group, through Inmuebles Groinversia SL, presents Sant Feliu II, the second phase of an investment opportunity in the promotion of 5 homes located in one of the most exclusive and quiet areas of Sant Feliu de Llobregat (Barcelona), in Sant Antoni street 43-45.
It is a project for the acquisition and major rehabilitation of a complete farm in the heart of the downtown area. Sant Feliu, as the capital of the region, geographically combines the flat part of the Llobregat river with the Collserola mountain range. The points of interest are numerous, highlighting the Palau Falguera - a 17th century historical complex of great beauty -, the Sant Llorenç cathedral, the island of modernist houses on Calle Bertrand or the Ermita de la Salut. The promoter has advanced the payment of the property and owns the property registered in its ownership.The project is under construction and the work is 30% complete according to the certification provided by the architect director of the work,
In the project, rehabilitation is being carried out by placing a ventilated facade with thermal insulation on the outside that allows improving the energy-saving conditions of the building and achieving a more modern aesthetic. In the event that the campaign does not reach the financing objective, the Promoter will be paid the proportional part of this fee with respect to the amount of the maximum financing objective not reached. Likewise, in this case, the investor will fully recover the amount invested. It does not affect the final profitability obtained by investors, since the Promoter is the one who assumes its cost.
