The operation is located at 39 rue Vauban in Luxembourg. Located in the heart of the historical center of Luxembourg, the property is close to the shops, the panoramic elevator and the funicular giving access to the tramway serving the whole city.
This operation is carried out by the OSCAR DEVEVELOPPEMENT group through its subsidiary VAUBAN Luxembourg.
The project consists of the acquisition of the existing house for a resale of the fully renovated apartments.
OSCAR DEVELOPPEMENT has already carried out 3 bond loans at RAIZERS, one of which was repaid. This group is specialized in the renovation of buildings and has been able to carry out renovation operations in Luxembourg, in particular a hotel residence of 86 rooms.
An administrative authorization allowing the restructuring of the interior surfaces will have to be filed after the acquisition of the building.
Zoom on the program
The program will consist of 3 apartments on three levels. The units will be totally renovated with high-quality services to offer new and generous surfaces.
* 10% of the basement surfaces have been taken into account in the calculation of the price per m².
The commercialization grid for this project shows an average price of 14,094 €/m² validated by the operation's marketer - SOTHEBY'S LUXEMBOURG. It is in the high end of the market but below 15,000 €/m². It should be noted that the apartments will be completely renovated to optimize the surface area.
The transaction is carried out by SàRL VAUBAN, with a capital of 12,000€, registered with the Luxembourg Trade and Companies Register under number B253254.
The bond will be issued by SàRL VAUBAN at an annual rate of 10% per annum, for a maximum term of 36 months. The interest is paid annually but guaranteed for a minimum period of 6 months. The operator has the option to repay early after the 6th month.
In order to provide additional guarantees, the repayment of the bond loan is guaranteed by:
* Personal guarantee of Mr. Cocquerel
* First Demand Guarantees from SAS HCC and HCC Lux
