The operator realizes the purchase and the resale of 7 units within a building. No work will be done on the operation. The units are currently rented and will be sold rented or empty, after the departure of the tenants.
The profitability of the apartments is 7% on average and the proposed rents are below market standards.

Two estimations were made: the first one by ERA Immobilier on 17/11/2020 and a second one by APP on 03/12/2020.
The units will be sold as the tenants leave, with a notice of termination sent to them 6 months before the end of their lease, offering them the opportunity to purchase the apartment they occupy.
To date, two units are empty, one of them is under option and a third one is to be vacated in September. The latter is under option by the current tenant.
The price/sqm of the operation is in the low range of prices in the sector. This is due to the fact that the units are not refurbished during the operation.
Average rent in the sector for comparable properties: 200 €/m²/year (source: 13 ads on se loger)
The average rent of the units of the operation is 137 €/m²/year. The proposed rents can therefore potentially be increased by future buyers, thus improving profitability.
The transaction is being carried out by SASU Guichard Real Estate Investment, with a capital of 100,000 euros, registered in the Evry Trade and Companies Register under number 818 423 311, on 12/02/2016.
The bond will be issued by SASU Guichard Real Estate Investment at an annual rate of 10% per year, for a term of 24 months. Interest is paid annually but guaranteed for a minimum period of 6 months.
To provide additional guarantees, the repayment of the bond loan is guaranteed by :

Presentation of the operator
The operation is conducted by SASU Guichard Real Estate Investment, 100% owned by Mr. Kevin Guichard. After studying real estate professions, Kevin Guichard has been working in the real estate sector since 2012. He first worked in an agency and then as a land engineer within the CPICA Group (3CFIP subsidiary) before creating his own structure in 2016.
He owns two houses of 80m² in his own name in St Germain Lès Corbeil valued at 240 000€ each and a residence in the town of Golf Juan valued at 580 000€.
