Purpose of the loan
The operation is located at 729, Route de la Mer in Biot, a picturesque village between Cannes and Nice known for its glass factory. It is located on the road leading to the seafront and at a few minutes walk from the historical center.
This involves the acquisition of a group of buildings comprising 6 apartments (3 T2, 2 studios and a duplex T3) and a villa. The objective is to carry out a division and establish co-ownership regulations in order to resell the units on a cut-to-size basis. Minimal work will be carried out corresponding to the installation of electric meters for each of the units.
The apartments (T2 and studios) will be sold rented with an average yield of 5%, and expressions of interest have already been received from investors waiting to confirm their option by a visit.
The operator Mr. Gasperi has always been active in the real estate sector, he has been associated with the Carbec Group through the company Tivoli Associés and has been able to carry out numerous programs. As his partner is outgoing, he wishes to carry out his future operations through the company Cannes La Reine.
Raizers has been asked to finance part of the equity required for the operation, with the Caisse d'Epargne bank also financing the project.
Average price observed in the area on Seliger: 5 463 €/m².
The price/m² is in the average of the observed prices for both the villa and the proposed apartments.
Marketing began in early February 2021 via CEGIM, which distributes the assets to independent wealth management advisors.
The units currently rented will be sold rented and the other vacant units will be sold empty.
Options from CGP of the CEGIM network have been received on 4 T2s (offers dated 21/01/2021) which are awaiting a visit to confirm the options.
The operation is carried out by SASU Cannes La Reine, with a capital of 1,000 euros, registered with the Antibes Trade and Companies Registry under number 814 809 034, on November 20, 2015.
SASU Cannes La Reine will also carry out the bond issue.
The bond loan will be issued by SASU Cannes La Reine at an annual rate of 10% per year, for a period of 24 months. Interest is paid annually but guaranteed for a minimum period of 6 months.
To provide additional guarantees, the repayment of the bond loan is guaranteed by:

Presentation of the operator
The company Cannes La Reine has never had any activity, which is why Mr. Gasperi decided to use it for this operation.
Jean-Charles Gasperi, 71 years old, French:
After belonging to the SPIE-BATIGNOLLES Public Works group, of which he was one of the senior executives, Mr. Gasperi created the real estate development company SOGERIM MEDITERANEE in 1988, of which he was the first Chairman.
He left the real estate sector for a few years to manage the Concrete and Aggregates subsidiaries of the cement group VICAT and returned to real estate development in 2003, a return that was materialized by the creation of EUROPROM (SAS GASPERI) in January 2007.
He joined forces with the Carbec group to create the company Tivoli Associés.
