With regard to the "Trabeninger Straße" project, the originator can inform you that the managing director and owner of the project company has signed a declaration of acknowledgment of debt. As a result, there is no need for the claims from the subordinated loan agreement to be asserted in court, since the acknowledgment of debt is a directly enforceable title.
In the meantime, all the apartments on Trabeninger Strasse have been sold and the funds are in a trust account until the keys are finally handed over to the buyer. The purchase contracts for the apartments are available to the originator in this regard.
We were also informed that the repayment should take place by mid-May at the latest, whereby if this date is not met, the declaration of acknowledgment of debt will be drawn.

The project "Trabeniger Straße" is a new construction project in which 3 semi-detached houses with a living area of approximately 125 m² and a total of 8 residential units with a living area of 61 m² to 91 m² will be built. The development project is located in a good location in the municipality of Wernberg in the district of Villach in Carinthia and offers spacious terraces and balconies. Also, 28 parking and carport spaces will be built. In total, the project has a net living area of 1,310 m².
The property is surrounded by all-important amenities of the daily needs and is excellently connected due to the proximity to the center of Wernberg as well as Villach. The Südautobahn is only a few minutes away by car, which means that Villach city center can be reached in about 15 minutes by car. The Infineon company has also settled in Villach, not far from Wernberg, and only recently completed the shell of a new chip factory. Production is scheduled to start at the end of the 4th quarter of 2021.
The building permit has already been obtained and the start of construction is scheduled for the 2nd quarter of 2021. Completion is scheduled for the 4th quarter of 2022.
Investors receive an annual interest rate of 6.80% on their invested capital. The interest is distributed to the investors every year. The capital invested is repaid to the investors at the end of the term of a maximum of 24 months.

Investors receive the Rendity Immediate Interest as soon as they deposit their investment, which is paid out as soon as the subscription period expires. With Rendity Immediate Interest, investors receive interest on their invested capital not only for the term of the loan, but also for the period prior to that. Thus, investors receive interest on their investment even during the subscription period. The accrued Rendity Instant Interest is already paid out to the Wallet after the end of the subscription period.
DSM Holding GmbH is a family-run management and investment company based in the center of Velden am Wörthersee in Austria. Several successful real estate projects have been projected, planned, marketed and built within the DSM network in recent years. It should be emphasized that the Issuer's projects were all sold before completion.

The acquisition of the properties has already been contractually secured, the planning phase has been completed and construction is scheduled to start in spring 2021. The municipality of Wernberg is located near Villach, between Lake Ossiach, Lake Wörthersee and Lake Faak. Those who want to enjoy summer pleasures in close proximity can do so in the nearby Ossiacher See and Faaker See. Active people decide between hiking trails, running tracks, riding areas and tennis courts. The Drau cycle path, which winds its way across Carinthia, also passes through the municipal area. Affenberg Landskron is a zoo in Villach and also Austria's largest outdoor monkey enclosure with about 160 Japanese macaques. Compared to other zoos, the animal enclosure is semi-free, which means that the animals live in a fenced, wooded area that provides a 40,000 m² habitat for the monkeys. The animals have a huge area at their disposal, of which only a small part is accessible to visitors. This allows the animals to decide for themselves whether they want to be with the visitors or whether they prefer to withdraw.
Lake Faak is the southernmost bathing lake in Austria and true natural beauty. The water of Lake Faak shimmers turquoise blue and on the horizon the mountain ranges of the Karawanken rise into the sky. The scenery at Faaker See is truly stunningly beautiful and offers a wonderful vacation in Austria.
