The initiators of Hameau Hills are planning the construction of nine modern, exclusive city villas with 15 residential units and 23 underground parking spaces in one of the most beautiful areas of Vienna.
The elegant domiciles are complemented by extensive green and outdoor areas in the form of gardens, roof terraces and balconies. On the site, on the hillside, there are also two historical buildings that are being converted into two residential units and one commercial unit.
Overall, the available usable area of the project (town villas and existing buildings) is around 2,300 m². The project status is already advanced: the property has been purchased and the building permit has been granted.
The concept is characterized by an architecturally remarkable design in the elegant Bauhaus style and, thanks to the optimally designed residential units, fulfills all imaginable heart's desires: Whether viewing terraces on the roofs, in-house lifts or open kitchen-living rooms - there is no lack of luxury in the "Hameau Hills".

The exclusive character is underlined by a high-quality and modern interior, the delimited and protected open spaces offer a feeling of security. At the same time, the roof terraces and the large windows provide an excellent view of the surrounding Döbling vineyards.
The real estate agency "Irene Rief-Hauser - Feine Immobilien", a real estate broker specializing in the upper price segment, was commissioned to market the property. This is primarily aimed at a target group who, due to their high demands, are expecting a high-quality project: These include families and multi-person households with a need for spacious, high-quality and representative apartments, sufficient storage space and a private, well-kept outdoor area with fenced green areas.

Therefore, the city center of Vienna is not far either: Thanks to good transport connections, you can easily get to the city center by private or public transport within 15 to 25 minutes. About eight minutes from the property is Rathstrasse, where there are supermarkets, several restaurants and other shops.

To secure the loan receivables, a mortgage of EUR 4,080,000, - subordinated to a maximum of EUR 14,400,000, - in favor of the primarily financing Sparkasse Niederösterreich Mitte-West AG, registered mortgage on the property Hameaustraße 5 in 1190 Vienna Austria appointed and registered.
The issuer will separate an amount of up to EUR 700,000.00 in favor of the security trustee to secure the current interest and fees for this investment for the first 24 months.
Furthermore, REALTRUST Bauträger GmbH and Na & Dy Vermögensverwaltungs GmbH, as indirect co-shareholders of the issuer, will issue an immediately enforceable guarantee in the amount of EUR 500,000 each to the security trustee BERGFÜRST Service GmbH.
The guarantees of the two companies secure the parallel debt ordered in favor of the investors and administered by the security trustee (an abstract promise of debt) in the amount of EUR 3,400,000 and are therefore also available to secure the repayment and interest claims of the investors.

The funds raised here are used to supplement the financing structure of the project development in question here and to provide the necessary liquidity for the project costs incurred, as well as for the payment of pro-rata fees and interest for the issue carried out here.
The project is carried out by Hameauhills Liegenschaftsentwicklungs GmbH. The experienced project developer Mr. Dipl.-Ing. Christoph Cejka and Mrs. Irina Krupina pushed ahead.
Since 2006, Mr. Cejka has been a board member of the real estate company BelEtage AG, through which he has already successfully implemented a large number of construction projects in Vienna that are comparable to the project presented here.
Mr. Dipl.-Ing. Cejka has many years of expertise in the development, implementation and exploitation of building projects.
Dipl.-Ing. Christoph Cejka was born in Vienna in 1968. He completed his architecture studies with a focus on project and construction management at the Technical University of Vienna and founded the architecture office AP Architektur, with which he specialized in project developments from the start. In addition, Mr. Cejka worked for many years as a project manager at various renowned architecture firms in Vienna.
In 2005, Mr. Christoph Cejka also obtained his Master of Science degree in real estate management and valuation at the Vienna University of Technology and works as a sworn and court-certified real estate expert.
