In the Bremen Technology Park, in the immediate vicinity of the university, NEOS is currently being built, a property that will offer around 12,000 square meters of space for modern coworking and conference rooms, innovative lab facilities and flexible office and technical areas. The foundation stone was laid in September - construction work has been in full swing since then.
The anchor tenant of the property has already been determined before the start of the issue: the software specialist encoway will open its corporate headquarters in NEOS and will also occupy more than half of the available space in the first construction phase. In addition, the Digital Hub Industry of the State of Bremen will be established in NEOS.
The Digital Hub Industry in Bremen joins the hub list of the federally funded, Germany-wide digital hub initiative. The Federal Ministry for Economic Affairs and Energy (BMWi) supports the installation of the hubs as nodes at which industry, science, startups and politics can work particularly closely together and implement digital innovations together. So far there are already twelve of these competence locations with different orientations. Their common goal is to strengthen the digital ecosystem made in Germany.
The Federal Digital Hub Initiative and the associated Digital Hub Industry at the Bremen location are very well received in the media.
Due to the awareness and relevance of the Digital Hub Initiative, other companies expressed interest in the space that was still available before construction began. With their approval, around 90% of the building would already be pre-let at this point in time.
The NEOS - Bremen was designed by the Bremen architects GMD ARCHITEKTEN, which is currently also playing a key role in the realization of a new campus in the technology park.
The project will be implemented in two construction phases. In the first construction phase, an office building and the associated parking garage will be built. In the second construction phase, the ensemble will be completed by the second office building. The total rentable area will be almost 16,000 m².
After completion of the overall project, it is planned to sell the building complex to a global investor.

The capital in the amount of EUR 5,850,000.00 raised through the current investment option is used to finance the first construction phase, which includes the construction of an office building and the associated parking garage.
Construction began and the foundation stone was laid in September 2020. The first phase of construction is expected to be completed in January 2022. The completion of the entire ensemble is expected in the 3rd quarter of 2022.

Macro location Bremen
The city on the Weser with its neighbors Oldenburg and Bremerhaven, as well as the metropolises Hamburg and Hanover, each approx. 120 km away, is one of the most important industrial locations in Germany.
The city-state is economically strong in several areas and has recorded considerable growth of more than 10% since 2015. In 2019, Bremen can point to a gross domestic product of EUR 33.62 billion. In addition to the logistics industry and the port economy, the science, high-tech and innovation sectors are also prospering - not least because of the decades of close cooperation between the city of Bremen, the university and the local research institutions.
Bremen and Bremerhaven have nine universities with a total of more than 38,000 students. The academic institutions are each located in the immediate vicinity of important research institutes of the Helmholtz or Leibnitz Association or the Fraunhofer Society. There are also six important federal research institutes in Bremen. These impressively underline Bremen's reputation as a location for science and innovation.
In addition, the Hanseatic city has long made a name for itself as an important startup location and stands for the excellent promotion of innovative young companies in the growth phase. Most of the aforementioned universities, research institutes and companies are located in the Bremen Technology Park - the location of NEOS.
Micro-location technology park
The Bremen Technology Park is located in the immediate vicinity of the University of Bremen, in the south-eastern part of the Horn-Lehe district. It is one of the largest technology parks in Germany and is now more of a separate district than an industrial park. A multitude of people learns, teach, research and work here every day. 550 companies as well as numerous institutes and research facilities have settled on the 170-hectare site. These include well-known corporations and organizations such as Siemens, OHB-System and the Fraunhofer Institute for Manufacturing Technology and Applied Materials Research (IFAM).
Due to the close ties between business and science and their intensive and dynamic exchange, Bremen Technology Park is the starting point for creative and innovative approaches. The first-class start-up climate on site has made Bremen an essential start-up location that offers young entrepreneurs direct access to qualified specialists from business and science.
This dynamic is also promoted by the local BITZ (Bremen Innovation and Technology Center), in which the Business Incubation Center (BIC) of the European Space Agency (ESA) is located.
At the market place in Bremen
The connection of the technology park to the city of Bremen is excellent: the city center is reached in a short time because the area is close to the A27 and A1, which form the Bremen junction. The Horn-Lehe motorway exit leads directly into the technology park. In this way, the Bremen Technology Park can be easily reached both by car and public transport. It takes just 15 minutes by car to get to the main train station and just 30 minutes to Bremen airport.
The technology park is complemented by its idyllic surroundings: the city forest and the diverse gastronomy invite you to go on excursions. Hotels and residential areas also surround the area. Employees can place their children in day-care centers close to the company. Thus, the technology park also ensures a good work-life balance on site.
Security with this investment
To secure the loan receivables, a security trustee is used to assign a mortgage in the amount of the loan subordinate to the primary financing bank Sparkasse Bremen AG and its mortgage totaling a maximum of EUR 39,000,000 on the Konrad-Zuse-Strasse / Hildegard-von-Bingen Strasse property in 28539 Bremen appointed and registered.
In addition, the limited partner Powerhouse Frankfurt GmbH & Co. KG will order an absolute maximum amount guarantee in the amount of EUR 500,000.00. This guarantee secures the parallel debt ordered in favor of the investors and administered by the security trustee (abstract acknowledgment of debt) in the amount of the bank loan offered here and is therefore also available to secure the investors' repayment claims.

Use of funds
The funds raised here will be used to supplement the issuer's financing structure for the proportional provision of the necessary liquidity for project costs incurred in the course of the construction of the first construction phase of the NEOS - Bremen office complex, which includes an office building and parking garage, and for the payment of proportional fees for the issue carried out here used.
Planned financing structure
The project is run by Konrad-Zuse-Str. Bremen GmbH & Co KG. The office property under the name NEOS - Bremen is being driven by the experienced real estate expert Andreas Krone. The limited partners Julia von Opel and Max Finger come from the entrepreneurial family that once founded the Lenze Group. The Lenze Group is the parent company of encoway GmbH.
Andreas Krone is a specialist in office real estate, with an extensive track record as managing director at numerous project development and portfolio management companies. In 1986 he founded the company named after him and in 2005 the apollo real estate GmbH & Co. KG, which operates under the name "NAI Apollo". The company specializes in real estate consulting, real estate brokerage and real estate valuation. NAI Apollo is part of the NAI Global Network, the world's largest owner-managed real estate consultancy network. The NAI Global Network handles an average of real estate transactions with a volume of over EUR 20 billion and a total area of over 38 million square meters each year.
