REASONS WHY YOU SHOULD INVEST

1. Location with potential

Since 2010, Leipzig has been one of the fastest-growing cities in Germany, with an annual increase of more than 10,000 people. This corresponds to average annual growth of 2%. The potential of Leipzig is reflected in the often-used term Hypezig. After reunification, a number of large industrial companies, including Siemens, Porsche, BMW, Amazon and DHL with partners and suppliers also settled here. In addition, the city has established itself as an important center for energy, information and finance.

2. Attractive interest rate

For residential properties, 6.0% p.a. represents a very good return. An ideal investment for investors who only want to tie up their capital for a manageable time horizon.

3. Business model with high margins

The Issuer operates an extremely attractive allocation business. This involves purchasing an apartment building at the lowest possible price per square meter. The house is then divided into individual condominiums, which can then be sold at a significantly higher price per square meter. This high-margin business model enables the Issuer to achieve high profits.

4. Experienced issuer

GREAT LOCATION

LEIPZIG

MACRO LOCATION LEIPZIG

"'Hypezig' - Leipzig mutates into a trendy metropolis" was the title of the Handelsblatt. Since 2010, Leipzig has been one of the fastest-growing cities in Germany and is experiencing an annual increase of more than 10,000 people.

Very high demand

After the fall of the Berlin Wall, a number of large industrial companies, including Siemens, Porsche, BMW, Amazon and DHL with partners and suppliers also settled here. In addition, the city has established itself as an important center for energy, information and finance.

Strong economy

The limited supply and good economic momentum have caused Munich's property prices to rise sharply for years. Since 2009, housing prices in the portfolio have risen by almost 180% and new condominiums by almost 130%. Also in 2019, the prices for existing flats increased by 7.6%, which is more than the prices for new flats, which rose by 5.4%.

Culture

Leipzig has a great musical tradition, which goes back mainly to the work of Johann Sebastian Bach and Felix Mendelssohn Bartholdy, and is today based, among other things, on the importance of the Gewandhaus Orchestra and the Thomaner Choir. Furthermore, Leipzig is known for its wealth of elaborately restored or reconstructed cultural monuments and urban canals, the zoo with its rich variety of species, and the Leipzig Neuseenland, which was created by recultivating former open-cast lignite mines.

LOCATION

Kleinzschocher is a district in the southwest of Leipzig and was an independent municipality until it was incorporated in 1891. The Volkspark Kleinzschocher is located in the territory of the municipality. The district lies west of the White Elster. In September 1994 it was decided to make Kleinzschocher a redevelopment area. It was an area of urban development in the west of Leipzig as part of the URBAN II development program. Particular mention should be made of the redesign of the industrial wasteland Rolf-Axen-Strasse, the upgrading and redesign of pathways and public open spaces in the area of Kantatenweg and the redesign of the southern entrance area of the Kleinzschocher public park. Since 2008, the new "Sportbad a der Elster" has been available after the demolition of the old public swimming hall. The range of services offered and the size of the swimming pool distinguish it from the other swimming halls in the city.

All everyday needs (doctors, kindergartens, supply facilities, public transport) are within walking distance. The tram lines 1, 2 and 3 provide connections to the city center in just a few minutes. Long-distance connections are also easy to reach via the Südautobahn (A38).

The district develops its own charm through the surrounding and interspersed green and recreational areas and numerous small shops.
