Purpose of the loan
In the project "Weizengasse 1-3'' a multi-story complex with a total of 4 single-family houses and a weighted living area of 495 m² is being built. All houses have open spaces such as terraces or gardens. With the sustainable construction method, special emphasis was placed on well-thought-out floor plans.
The compact residential complex is quietly located at the upper street of Leopoldsdorf with many sports facilities in the green, surrounded by single-family houses. The residents of the apartment building complex benefit from the proximity of the Wienerbergs and the Oberlaa subway station to provide all the amenities for daily needs. Transportation connections for cars are provided by the Rothneusiedel highway access road, which allows quick access to the superordinate Wienerberg traffic junction. The city center of Vienna can thus be reached within a few minutes.
The property has already been purchased and the planning of the project is in full swing. Construction work is scheduled to begin in the first quarter of 2021 and should be completed in the first quarter of 2022.
Investors receive an annual interest rate of 6.50% on their invested capital. The interest is distributed to the investors every year. The invested capital is repaid to the investors at the end of the maximum term of 18 months.
There is a liability in the form of a hard letter of comfort in the amount of the loan amount issued by managing partner Markus Hartmann.
Investors receive immediate interest from the moment they pay in their investment, which is paid out after the subscription period has expired. With the Rendity Sofortzins investors receive for their invested capital not only interest for the loan term, but also for the time before. This means that investors also receive interest on their investment during the subscription period. The immediate yield is already paid out to the wallet after the end of the subscription period.
The project will create a compact residential complex with a total of 4 single-family homes and a weighted living area of 495 m². The ideal use of space on the property creates an airy atmosphere and an excellent feel-good climate.
The property at Weizengasse 1-3 is located in the south of the 10th district of Favoriten in Vienna. Situated on the Liesing and known for its numerous wine taverns and vineyards, Oberlaa is a popular excursion destination and recreational area for the Viennese population.
The borrower is the owner of the property with the address Weizengasse 1-3, 1100 Vienna. A total of 4 single-family houses with a total living space of 495 m² plus terraces of up to 69 m² and garden areas of up to 48 m² will be built.
The acquisition of the property has already taken place, the planning documents will be submitted shortly by means of §70b Vienna Building Regulations in a simplified approval procedure. Construction will start shortly and is expected to be completed by the 1st quarter 2022.
During the term of the loan, the lender will receive an annual distribution of 6.50%.
The lender receives its invested capital back after the sale of the apartments. According to planning, this is to take place after a maximum of 18 months.

The property is located in Leopoldsdorf, a part of the 10th district of Vienna. In Leopoldsdorf, in addition to numerous green spaces, the nearby Oberlaa thermal spa and the extensive gardens of the Oberlaa Kurpark are located.
Far away from the hustle and bustle of the city but still in Vienna, the Kurpark Oberlaa offers a place to take a deep breath. Whether for relaxation or for sports and games, there is something for everyone. Where once there was only loam, there are now around 2,400 roses, various gardens as well as play and sports facilities. Japanese Garden The 600 square meter facility is located in the middle of the Oberlaa spa gardens. In the center, there is a pond with a stone bridge and 2 stone lanterns. The planting is based on the customs of Japanese gardens, for example, Japanese maple, rhododendrons, dogwoods or dwarf bamboo.
The Generali Arena (until 2010 Franz-Horr-Stadion) is a soccer stadium on the Favoritner Laaer Berg in the Austrian capital Vienna. It has been used as a home stadium by the Bundesliga club FK Austria Wien since 1973 and has a capacity of 15,000 to 17,500 spectators. The original stadium was built in 1925 as České-srdce-Platz by the then first division club SK Slovan Wien. In 1974 it was named after WFV President Franz Horr, who died shortly before. The largest shopping center in Austria has been in existence since 1976 and is also one of the largest shopping centers in Europe. The event location in the pyramid in the neighboring community of Vösendorf is a 40-meter high multi-purpose hall, which with its striking pyramid shape represents an architectural landmark. At present, the plexiglass steel construction with its outbuildings is operated as an event hotel pyramid in which trade fairs and congresses are regularly held. The pyramid was built in 1983 as an extension of the Shopping City Süd shopping center on the initiative of SCS operator Hans Dujsik. Originally, the pyramid was initially used as an exclusive swimming pool ("El Dorado") with sauna operation from the year 2000, whereby a tropical atmosphere was created by planting palm trees and the glazed pyramid ceiling. In the year 2000, the original use as a tropical swimming pool was discontinued and the pyramid was converted into a multi-purpose hall for congresses and other events.
