The operation is carried out by H2 Immo, a property merchant structure of Groupe HABILIS.
Created 15 years ago, HABILIS (general contractor) is one of the key players in the realization of turnkey projects for professionals in the Grenoble area. To consolidate its offer, the HABILIS Habitation structure, dedicated to individuals, was created in 2016. The combined turnover of the two activities represented nearly 5 million euros in 2019 and a consolidated forecast of nearly 7 million euros is announced for 2020. It is also a team of 11 complementary employees.
H2 Immo acquires three lots (floor 2 and floor 3) currently owned by the Grenoble University Hospital Center at 3 avenue de L'Obiou in La Tronche (38), right outside of Grenoble. The company will then rearrange and renovate the lots, then resell them as a floor ready for set up.
Lot 1 is already under promise of sale with a dental practice and lot 3 (3rd floor) will be acquired by the Habilis group to settle the headquarters of the group's subsidiaries and companies.
The condition precedent of the loan must be lifted by 15/10/2020 in order to reassure the University Hospital Center of the availability of funds. The funds will then be sequestered at the notary's office until the reiteration of the sale planned between December 15 and 31.
The loan is guaranteed by a 1st rank mortgage, as well as First Demand Guarantees from the SARL Habilis, the SARL Habilis Habitation and the SARL CPC Entreprises.
The Capitalium Real Estate funds by Raizers invests 622 000€ in this operation.
A complete interior renovation of the lots will be carried out by Habilis:
* Suspended ceilings
* Floor covering
* LED block lighting
* High current distribution in peripheral trunking
* Air conditioning / reversible heating new
The partitioning and other arrangements will be made by the purchaser.
Marketing is outsourced to CBRE and BNP Real Estate at a cost of 5% including tax.
Currently, one lot is under a compromise with a dental practice, the second lot (3rd floor) will be sold to the Habilis group to install its offices.
State of commercialization:

The sale to Habilis Groupe will be carried out by an SCI currently being created. The head offices of the different companies of the group will be settled in this commercial premises for a total estimated rent of 85,000 €/year. The acquisition will require obtaining a long-term real estate loan.
The price charged by the operator is consistent with the market price raised and even slightly lower. These are indeed renovated premises, but will require interior fittings. The dental practice has positioned itself at 2012 €/m².
La Tronche is a French commune bordering Grenoble with a population of about 6,500.
The Grand Sablon building is located in the hospital area of the city, close to the various University Hospitals, hospital centers, various doctors' surgeries.
A tramway stop "Grand Sablon" is just under the building and allows you to reach the center of Grenoble (8 stops) quickly. By car, it takes about 10 minutes and 40 minutes on foot. The Grenoble train station can be reached in 18 minutes by tramway B.
The operation is carried out by SAS H2 IMMO with a capital of 10,000 euros, currently registered with the Grenoble RCS.
The SAS H2 IMMO which carries the operation Le Grand Sablon and which will carry the bond loan is held by:
* 22 % by CPC Entreprise (Antoine BERNARD)
* 22 % by Quentin NIER
* 22 % by Cédrick MANTOZ
* 22 % by Frédéric NIER
* 4 % by SARL Groupe Habilis
* 4 % by SARL Habilis
* 4 % by SARL Habilis Habitation
In order to comply with the regulatory provisions concerning bond loans, SAS H2 Immo has its assets and liabilities audited.
The bond loan will be issued by SAS H2 Immo at an annual rate of 10% per year for a period of 18 months.
The bond loan will be repaid in the course of sales by the operator, with interest paid annually, but guaranteed for a minimum period of 6 months.
To provide additional guarantees, the repayment of the bond loan is guaranteed by:
* A 1st rank mortgage in favor of Raizers representing the mass of bondholders
* First Demand Guarantees from SARL Habilis (50%), SARL Habilis Habitation (25%) and EURL CPC Entreprise (25%)
* Sequestration at the notary's office of three months of interest and miscellaneous expenses until the sale is reiterated
The bond contract provides for early redemption if:
* Non-repetition of the deed of sale
* Sale of the three lots

SAS H2 immo is owned by several companies of the group and by direct partners.
The three operational operators on H2 Immo and the operation Le Grand Sablon are:
* Quentin Nier in charge of business relations and commercialisation
* Cédrick Mantoz in charge of the technical part, the works and the layout.
* Antoine Bernard in charge of the financial part of the operation
Quentin NIER, 27 years old, after a commercial degree and a first experience as sales and business development manager, joins the family company Habilis in 2016. Today, he leads the commercial and strategic development of Habilis of which he is the manager and general director. In parallel, he carries out real estate operations, in particular with his cousin Frédéric Nier, via their patrimonial SCIs.
Cédrick MANTOZ, 48 years old, started as a works supervisor in various structures. He then joined Gandia as building operations manager, then Cuyat Construction as works supervisor. In 2018, he is recruited at Habilis as general manager and works supervisor. He brings his technical skills in monitoring, supervision and coordination of construction sites. He manages all operational management at Habilis.
Antoine BERNARD, 39 years old, is one of the founding partners of the company Mare Nostrum in 2002, a platform specialized in human resources (interim, recruitment, training). He was in charge of the financial management of the company. He leaves the group in 2016, and sells all his participations. He creates his own structure, CPC Entreprises, with which he carries out financial management missions for Habilis in particular.
Frédéric NIER, 37 years old, after a degree in construction and several experiences as a works supervisor, he joins Habilis in 2014 as a salaried works supervisor. In 2016, he creates with his uncle the subsidiary Habilis Habitation, of which he is the manager and director. He carries out real estate operations on his own behalf and with his cousin Quentin NIER through their various SCI Patrimoniales.
H2 Immo is in the process of being created and therefore has no closed accounts. It will close its first accounts on 12/31/2021.
