The operation is located on Boulevard Alfred de Musset, in the city centre of Saint-Etienne, close to all amenities, shops and transport.
The transaction consists of the acquisition and rehabilitation of a building used as a senior residence. It will be transformed into a student residence of 99 studio and T2 lots. On the ground floor, a nursery will be kept.

The program offers 99 studio-type lots, 48% of which are already under option.
The price per m² of the operation is 3,938€/m².
The nursery on the ground floor is also under compromise and sold at a price of 370,000€.
The residence will offer the following services to students; reception, breakfast and a coworking area.
The Cerenicimo network is responsible for the sale of the plots. This marketing started on 15/09/2020 and in one week 48% of the plots are under option, i.e. 45% of the turnover of the student accommodation.
These products are aimed at investors wishing to optimize their tax situation through Non-Professional Furnished Rentals.
Two promotions of student residences in Saint-Etienne have prices and yields comparable to those of the operation:
* 4% average yield and €3,625/m² for Le Clos Lamaizière from the same operator.
* 4 000 €/m² for the Factory by Pitch Promotion
The transaction is being carried out by SAS Résidence Les Hortensias, an SAS with a capital of €1,000, registered with the Saint-Etienne Trade and Companies Registry under number 850 290 685, on 24/04/2019. It will also carry the bond issue.
In order to comply with the regulations governing the bond issue, SAS Immobilière Faure, owned by Mr Jean-Luc Faure, will provide its First Demand Guarantee.
The bond will be issued by SAS Résidence Les Hortensias at an annual rate of 10% per year for a period of 18 months. Interest is paid annually but guaranteed for a minimum period of 6 months. The bond may be amortized and repaid in five installments of €310,000 at the operator's discretion.
In order to provide additional guarantees, the repayment of the bond is guaranteed by:
* First Demand Guarantees from Immobilière Faure and Financière Petrus
* Promise of mortgage assignment of the lots in the Résidence Les Hortensias operation
