Descripton

Loan for the development of the phased real estate project “Lapino namai Bi?iuli? Terraces” - Phase I. The company is developing a residential quarter. The funds collected in the first stage will be used for the infrastructure of the plots (lighting, asphalt). For the purchase of additional plots.

To protect the interests of investors, 18 plots are pledged in Ateities str., Trakai district, with a total area of 158.4 acres. The houses planned to be built on the plots will also be mortgaged to investors. At present, a rubble road has already been built, water supply and sewage communications have been laid and connected to the city networks.

Lapino namai Bi?iuli? terasose is a quarter of newly built individual houses. A + energy class dwellings with unified architecture, spacious 8-10 acre plots for each house are being developed. Nearby - forests, Trakai lakes and a castle that can be reached by bicycle.
80-120 sqm m residential houses will be equipped with partial or full finishing.
Houses with land plots and partial finishing will be sold for 107-148 thousand. euro price. The purchase of a home will be provided with the opportunity to benefit from a housing loan subsidy provided by the state.

Sample houses and their selling prices:
• 102 sq. M. m. the price of the house with a plot, communications and partial finishing - from 127,000 EUR plus the infrastructure of the quarter.
• 120 sq. M. m. the price of the house with the plot, communications and partial finishing - from 148,000 EUR plus the infrastructure of the quarter.

For all investors, the property is pledged with a primary mortgage.
The project is financed according to the current valuation of the mortgaged property until it reaches the set maximum LTV. Once the maximum LTV is reached, a new valuation of the property will have to be performed and further stages of the Project financing will be announced and collected only if the set maximum LTV of 65% is not exceeded. Maximum planned project financing amount: 500,000 Eur. Each part of the loan will have to be repaid within the set term: 12 months.

We plan to collect the accumulated amount within 7 days with the possibility to extend it to 21 days. without raising funds.

To ensure the interests of investors, a plot of land, where individual houses will be built, will be mortgaged. The new houses planned to be built on the site will also be mortgaged to investors.

During this financing stage, the property pledged to investors will be used to secure the obligations of the project owner for other (additional) financing stages, provided that the project owner raises the value of the pledged property to such a level as to meet the maximum LTV of 65%. Currently, LTV reaches only 48%.

When investing in this project, during the second and subsequent funding stages, the invested funds will be repaid to investors only after settlement with the investors who have invested in the previous funding stages. This condition does not affect the seniority of the investor’s right to the collateral, the overall ratio of the collateral to the amount of the investment. This provision will also not apply in the event of termination of the loan agreement.

Investors of all stages will be pledged with a primary mortgage.
