The Bologna Saffi project consists in financing the Immobiliare Madrò Srl company for the purchase, splitting, renovation and subsequent sale of an apartment in the center of Bologna.
The apartment is a four-room apartment located in Via Aurelio Saffi 15 and consists of 4 rooms, two bathrooms and a total area of 155 square meters. Two different splitting hypotheses have already been studied, the most requested version on the market consists in the construction of a two-room apartment and a three-room apartment (as per the attached document).
The purchase price of the property is 35% below the market price according to the evaluation of the Borsino Immobiliare and the OMI (Real Estate Market Observatory) of the Revenue Agency. A notarial preliminary agreement has already been signed for the property.
The sponsoring company has entered over 27% of equity on the transaction. As a guarantee for the operation, a real guarantee will be acquired on the real estate object of the purchase and in addition to a personal guarantee from the shareholders.
