This impressive apartment building comprises a total of 34 portfolio units with total usable space of roughly 1,300 sqm. The majority of the property is let for a limited period of time. At present, the imposing building has a market value of € 3,250,000.

The Issuer's portfolio of apartment buildings and flats is located almost exclusively in Vienna. In total, the portfolio comprises 33,500 sqm of usable space divided into 625 rentable units. The majority of the portfolio is residential property. The portfolio currently has a market value of approximately € 79,000,000.

The property at "Fockygasse 50" is surrounded by all the important amenities of daily life and is excellently connected to the public transport network due to its proximity to the Meidling traffic junction (underground lines, Badnerbahn, public transport). Matzleinsdorfer Platz can be reached on foot in a few minutes and the shopping mile Meidlinger Hauptstraße is also within walking distance.

Investment-Case

For the purpose of partial refinancing of the own funds Velum GmbH intends to take out qualified subordinated loans of maximum € 500.000.

The borrower is the owner of the property with the property address Fockygasse 50, 1120 Vienna. The existing property is divided into 34 rentable units with a rentable area of nearly 1,300 m².

The purchase was carried out using both debt and equity capital and currently generates an annual net rent of more than €105,500. The aim of the crowd investing campaign is to partially redeem the equity capital used.

Quarterly payout:

During the term, the lender receives an annual distribution of 4.25%.

Location

Meidling is the 12th district of Vienna. It is located southwest of the inner districts, and reaches almost to the city limits of Vienna. Meidling has a particularly high population growth rate and a high level of construction activity. 1120 Vienna has developed into a real hotspot. Just like the Austrian Federal Chancellor Sebastian Kurz, all other residents and investors appreciate the high quality that the district of Meidling offers. The first documented mention of "Murlingen" dates back to 1104, when the area was largely the property of Klosterneuburg Abbey. Meidlinger Hauptstraße is the main shopping street of the 12th district of Vienna, Meidling, and today it is mostly a pedestrian zone. The pedestrian zone is wide and spacious and is almost in contrast to the rather low buildings in which the shops are located. The whole thing gives this shopping street a familiar atmosphere and one can still today easily imagine how life in the old Viennese suburb used to be. Many pubs and restaurants provide culinary variety - most of them are chain restaurants but some culinary pearls, from Viennese cuisine to Vietnamese, can be found at the Meidlinger Markt, for example.

Vienna Meidling railway station

The station Wien Meidling is the second most important station in Vienna after the main station. The station Meidling is located about 3 kilometers west of the main station. Further west of Meidling station the long-distance lines branch off to the west and south. All long-distance trains of ÖBB operate between Meidling station and the main station. East of the main station, the long-distance lines branch off to the north and east. Thus, all long-distance trains (except those coming from the east and ending at the main station) can also be boarded at Meidling station.

Schönbrunn Palace

Schönbrunn Palace is the largest palace and one of the most important and most visited cultural assets in Austria. Schönbrunn Palace and its 160-hectare park are part of the UNESCO World Cultural Heritage. Under Empress Maria Theresia, Schönbrunn Palace acquired its present form and served as the summer residence of the Austrian imperial family from the mid-18th century until the end of the First World War. During this period the palace was almost continuously occupied by a royal household of several hundred persons and thus became a cultural and political center of the Habsburg Empire. During the Austro-Hungarian Monarchy it was also "k.u.k. Lustschloss Schönbrunn". The spacious surrounding park can be used for extensive walks and long runs.

The baroque castle of Hetzendorf

Hetzendorf Palace is a baroque palace at 79 Hetzendorfer Strasse in the 12th district of Meidling, which is the seat of the Fashion School of the City of Vienna. It is located in the southwest of the city not far from the Vienna Hetzendorf S-Bahn station on the Südbahn and has a stop for tram line 62 and bus line 63A. Because of the school's operation it can usually only be visited from the outside.
