The originator has good news for your investment in "Gumpendorfer Straße 22". The existing project with the originator's partner JP Immobilien was successfully completed after nine instead of 36 months. The invested capital will therefore be repaid early to around 370 investors on April 23, 2021, plus interest.
A total of 900,000 euros, including the interest, will flow back to the investors for the entire year. Seven projects have already been carried out jointly with JP Immobilien - repayment has already taken place for four of them. The "Gumpendorfer Straße 22" was also a complete success, so that the running time could be shortened significantly.
The project 'Gumpendorfer Strasse 22' is an almost fully let apartment building with a central location in 1060 Vienna. This impressive apartment building comprises 14 rented units with a total usable space of approximately 2,346 m².
The trendy 6th district of Mariahilf in Vienna is bordered by Mariahilfer Strasse, a lively pedestrian zone with shops for fashion and lifestyle. Vienna's large Naschmarkt magically attracts gourmets with food stalls and open-air market stalls. The 'Haus des Meeres' aquarium is located in a massive flak tower from the Second World War. In the streets of the quarter you will find hip shops, classic Viennese coffee houses and some theatres.
The property 'Gumpendorfer Straße 22' is surrounded by all the important amenities of daily life and is excellently connected to the public transport network due to its proximity to the traffic junction Karlsplatz (underground lines, Badnerbahn, public transport). The Borrower is the owner of the property and a subsidiary of ESI Immobilienentwicklungs GmbH and Dr. Jelitzka + Partner Gesellschaft für Immobilienberatung und -verwertung GmbH, a real estate developer and portfolio manager with decades of experience. JP Immobilien's guiding principle: We want to plan with our finger on the pulse of the times and recognise residential needs earlier than others. The JP Immobiliengruppe is currently one of the largest private inner-city (1st to 9th districts) property developers in Vienna and one of the leading marketers in the residential property and retirement home sector.
The detailed renovation and owner management of Gumpendorfer Strasse 22 is carried out by the in-house asset management team, which is characterised by extensive real estate experience and excellent market knowledge. The team around Michael Janecek currently manages a portfolio of about 120 properties with a strong focus on Vienna's inner city districts. The great success is largely due to the many years of experience, commitment, know-how and real estate expertise within the team.
The annual net rental income currently amounts to approximately €132,000, and further increases in rental income are expected through a reduction in vacancies and new leases at market rents.
Investors receive quarterly distributions of 4% p.a. on their invested capital during the term. The invested capital is repaid to the investors at the end of the term.
The Rendity interest deposit serves to secure our investors. Before the start of each project, the respective borrower has to pay an interest deposit in the amount of the interest of half a year into a separate escrow account. The interest deposit deposited by the borrower is subject to fiduciary custody and may only be used to compensate for interest payments not made or missing capital repayments to the investors.
Investors receive immediate interest from the time they pay in their investment, which is paid out at the end of the subscription period. With the Rendity Sofortzins investors receive interest for their invested capital not only for the loan term but also for the time before. This means that investors also receive interest on their investment during the subscription period. The accrued immediate yield interest is paid out to the Wallet after the end of the subscription period.
ESI Gump 22 GmbH, a subsidiary of ESI Immobilienentwicklungs GmbH and Dr. Jelitzka + Partner Gesellschaft für Immobilienberatung und -verwertung GmbH, intends to take up qualified subordinated loans of a maximum of € 1,500,000 for the purpose of partially refinancing the own funds used.
The borrower is the land registry owner of the property with the property address Gumpendorferstrasse 22, 1060 Vienna. The borrower is a subsidiary of ESI Immobilienentwicklungs GmbH and Dr. Jelitzka + Partner Gesellschaft für Immobilienberatung und -verwertung GmbH. The existing property is divided into 14 rentable units (plus storage and basement rooms) with a rentable area of nearly 2,346 sqm. The first half of the property was acquired in 2018 and the second half in February 2020, so that the entire property is now owned by ESI Gump 22 GmbH. The purchase was carried out using both debt and equity capital and currently generates an annual net rent of more than €132,000. The aim of the crowd investing campaign is to partially redeem the equity capital used.
During the term, the lender receives a quarterly distribution of 4% p.a.

The 6th district, also known as 'Mariahilf', is located in the heart of Vienna. In addition to its excellent infrastructure with numerous local suppliers, shopping streets and transport connections, this district borders directly on the 1st district as the centre. The 6th district is a district of colourful hustle and bustle amidst its coffee house classics and new modern restaurants. With the 'Naschmarkt', this is home to the largest and probably most famous market in the city centre with its special flair of market stalls and international locations. Mariahilfer Straße with its endless shops, restaurants and cafés is also particularly famous. Historically, the area around Gumpendorf in what is now the 6th district was settled by Indo-Germanic tribes around 2000 years BC. During the Roman Empire the Romans established their military camp 'Vindobona' in the area. After the Turkish siege and the later 2nd World War, the 6th district established itself as a small but exquisite district, characterised by historic old buildings, theatres, museums and parks. Today the 6th district is a district with a high quality of life, centrally located and with the best infrastructure and necessities of daily life.
The 6th district lies in the heart of Vienna, the most liveable city in the world. Where history and cultural diversity unite, the beautiful apartment building is located at Gumpendorferstraße 22. The inner Mariahilfer Strasse already served as a special shopping street of the k.u.k. Monarchy and even today it is still home to local suppliers, fashion, furniture, crafts and numerous restaurants and cafés. There is almost nothing that cannot be found on the 'MaHü', which is colloquially known in Vienna. Meanwhile, it has established itself as the centre of the young and hip scene of Vienna and captivates by numerous shops that can only be found in this place. Many historically grown buildings and ornate old buildings adorn the Mariahilfer Straße and create a worth seeing symbiosis of old and new.
Vienna offers sights and opportunities en masse to experience great things. And one thing is for sure: if you like Vienna, then you also love the Museumsquartier. Originally built in 1725 as imperial court stables, today there are no horses to be found, but there are a lot of cultural and culinary possibilities. You should take enough time to get to know the MQ in all its splendour and discover all the corners, steps and platforms.
The Naschmarkt is located in the 6th district and is considered the largest inner-city market in Vienna. The special flair of the Viennese Naschmarkt is due to its mixture of market stalls and restaurants, which join together in a snake-like manner in the middle of the left and right Wienzeile. Along the entire length there are market stalls with fresh goods such as fruit, vegetables, spices, fish and meat, as well as restaurants with national and international cuisines, cafés, patisseries, bakeries and smaller bars that open early and where night owls sometimes mix with market traders. Culinary the Naschmarkt thus contains everything that makes gourmet hearts beat faster and supplies its surroundings with all necessary food as well as all kinds of other offered goods.
The Schillerpark is a historical green space. It consists of symmetrical meadow roundabouts and has old trees. In the centre of the park and square is the Schiller Monument, a bronze statue in the strict historical style, which was created according to a design by Johannes Schilling. The monument, which was unveiled in 1876, shows the statue of Schiller, the four ages, as well as allegorical figures symbolising genius, poetry, science and love of the homeland. Friedrich Schiller was one of the first artists to have a representative monument dedicated to him in a public square in Vienna. Until then, this was usually only common for rulers or military commanders. In 1900, a monument to Goethe was erected opposite the Schiller monument in sight on the Opernring.
