The project presented here in the Höhenstraße 24 in 70736 Fellbach is a comprehensively refurbished and modernized office property together with a still to be completed parking garage. The property is already fully lent to three well-known companies and has already been occupied by them. The tenants are Andreas STIHL AG and Co. KG (brand STIHL), Deutsche Post AG and Synlab GmbH. The property company in which the property is located was sold via share deal and the purchase price was paid down to the last installment. This amounts to EUR 4.15 million and is due as soon as the associated parking garage is completed.
Metropolitan region of Stuttgart
Construction is already well advanced and the building itself and is expected to be completed by September / October 2019. Finally, a facade is to be installed on the parking garage, which is expected to be completed by the end of 2019. Subsequently, the remaining purchase price is due and payable, so that the asset offered here can be returned.
The security of the investment
The managing partner assumes a notarised, abstract acknowledgment of debt of EUR 3 million. The contract of the abstract acknowledgment of debt is concluded with the security trustee in favor of the investors (contract for the benefit of third parties) and secures the loan receivable in such a way that it can be used to secure the current interest claims and repayment claims can be used. To further secure the investment, the remaining purchase price is assigned to the security trustee in favor of the investors by means of a first silent assignment (assignment of a claim).

Use of the funds
It is planned to use the funds raised here for the completion of the parking garage and installation of the parking garage facade. The loan is repaid after completion from the then remaining purchase price installment.
