Why this is not skin in the game project:
There's very little information about this project at this point, but Bulkestate states that it has 35% FLTV (Future LTV) which is also called as GDV (gross domestic value), the LTV at current stage is above 100% and we identify this as a really high risk project as the licence for the development hasn't been granted and considering that this project is in Central Riga, it could be really hard to obtain. If the developer would not secure the licence for the development, the value of the property (collateral) would drop in value and could be hard to recover investors' capital.

Investors making EUR 10,000 or larger investment will receive 1% incentive payment from the invested amount, while
Investors making EUR 25,000 or larger investment will receive 2% incentive payment from the invested amount.
